Use the plot well
Wetherby and the nearby villages include a mix of new-build estates, established family homes and larger rural-edge plots. The right design depends on what is already there. A narrow garden may need a compact plan and carefully controlled glazing, while a bigger plot can use canopies, decking or a stronger indoor-outdoor relationship.
Work from home without working in the house
A garden office creates physical separation that a spare bedroom rarely can. We can plan desk position, sockets, data, heating, storage and background for video calls from the start rather than treating them as afterthoughts.
Planning, boundaries and neighbouring homes
Many garden rooms can fall within permitted development, but height and siting rules become particularly relevant near boundaries. Newer developments can also have conditions that restrict normal permitted-development rights. The address needs checking, not just the dimensions of the room.
Build around the use, not a brochure model
Tell us whether the room is mainly for work, training, hobbies, guests or entertaining. That single decision influences glazing, lighting, electrics, heating, storage and floor space more than almost anything else.
